Please note: All bookings form a direct contract between the hotel provider and guest based on the following booking conditions

Cancellation Policy
Please carefully read our cancellation policy. Rarely can we make any exceptions to this. So to save any misunderstanding we would be grateful if you can observe the following:
CANCELLATION PERIODS POLICY:
If a cancellation is made within 30 days of booking - Non Refundable
If a cancellation is made within 90 days of booking - 50% Refundable
If a cancellation is made within 180 days of booking - free cancellation
If the guest arrives and decides to leave early, the nights not spent will still be charged.
In case of a no-show, the total price of the booking will be charged and is non- refundable.
All cancellations are confirmed via email immediately after the reservation has been cancelled.

Apartment Policy
We want you to have a great time when you are here. But if things get too crazy, we go by the old-school rule of ‘you break it, you buy it’ and property damages or missing items will be charged to your credit card at market value.
Please practice safe cooking habits do not leave ovens or stoves unattended. Please do not cook with strong smelling ingredients. Lingering smells that require room closure and deep cleans will be charged a cleaning fee of up to £200

Parking
There is limited parking at the front of the property as well as ample parking on the street. By parking a vehicle at our facility, you are doing so on your own accord. We do not take responsibility or accept liability for damage, accident or loss to your vehicle or personal property. For the Grandstand Wheelchair Accessible Parking please park at the rear of the property. On arrival down Empress Drive turn first left just before The Highfield, then first right and No 16 parking is at the bottom.
Sometimes the gates will be shut. In this instance, get access to the apartment, go through apartment back gate and unlock gates from their back entrance.

Smoking
Breathe easy. 16 Empress Drive and all its apartments are non-smoking property. This applies to both traditional smoking methods. Any smoking in the rooms or strong lingering smoking scents in rooms will result in a £200 room cleaning fee.

Use of Personal Information
As part of our commitment to guest safety, we will not disclose the identity, room number or presence of a guest to anyone other than appropriate law enforcement. Safety cameras are used throughout the premises, and anyone on our property may be recorded.
